Ask your friends or relatives…

If any of your friends, relatives or work acquaintances have bought or sold a home, ask them if their home inspection was professional, non-bias, and thorough. Did they provided a detailed comprehensive narrative report and answer all of their questions, and whether or not they'd hire that person again!

Check for professional memberships, licenses, and on-going training…

For Washington State the highest credentials would be being a member of ASHI (American Society of Home Inspectors) and a (Washington State Licensed Commercial Pest Inspector).  With any of these memberships there are requirements for continuing education throughout the year, every year!  An inspector should also be licensed, certified, bonded and insured with errors and omission insurance.

Review a copy of home inspector's final report and the scope of the inspection performed.  Make certain all areas that are important are covered (roof, crawl space, structural, heating, plumbing, pest issues, drainage, etc.).  Many times inspectors are known not to actually walk roofs, enter attics or crawl spaces and perform a visual inspection only from a distance or an access hatch. Having an inspector that will take the extra time to thoroughly inspect the home and verbally review the issues with you before you receive the final report will really help you understand the severity of the issues and your new home purchase.
